Brookfield Asset Management and CPP Investments will acquire LXP Industrial Trust for approximately $5.2 billion. The all-cash transaction includes the assumption of debt. LXP shareholders will receive $61.20 per share.

LXP operates a portfolio of 108 warehouse and logistics facilities. These assets span approximately 53 million square feet across the U.S. Sunbelt and Midwest.

The acquisition targets strong demand from e-commerce and evolving supply chains. CPP Investments cited domestic manufacturing and population growth as key long-term drivers.

The deal is expected to close in the fourth quarter of 2026. Completion remains subject to shareholder approval and customary closing conditions.
